This is the last will and testament of me Thomas Dossett of Burford in the County of Oxford Carpenter.   I give and devise unto Richard Wiggins of Burford aforesaid Cordwainer All those my two cottages with the rights members appurtenances to the same belonging situate in Guildenford in Burford aforesaid and now in the occupation of Joseph Harding TO HOLD unto him the said Richard Wiggins and his heirs IN TRUST for all and every of such one or more of my three children namely, Walter Henry , Frederick and Charles, as shall live to attain the age of twenty one years, if more than one in equal shares and interests as tenants in common and not as joint tenants and their respective heirs and if but one then for such one solely his heirs And to pay all the rents and profits of the said cottages during the respective minorities of such children according to their several and respective interests from time to time for and towards their respective maintenance AND as to all those three mefruages with the garden outhouses and appurtenances to the same belonging situate in ….tney Street in Burford aforesaid and now in the respective occupations of myself, Emanuel  S…..in and John Newman  I Give and Devise the same and every part thereof unto the said Richard Wiggins and his heirs forever Upon Trust that the said Richard Wiggins and his heirs do and shall as soon as conveniently may be after my decease sell and absolutely dispose of the same either together or in parcels by public auction or private contract as to him or them shall seem proper for the best price that can be reasonably had for the same(with power to buy in at such auction and to resell by either of the ways aforesaid without being answerable for any loss or diminution in price that may happen thereby  AND I Declare that the receipt or receipts of the said Richard Wiggins or his heirs for the money for which the same shall be so respectively sold shall from time to time be a sufficient discharge to the purchaser or purchasers of the several promises hereby made saleable or any part thereof for his …..or their purchase money or so much thereof as shall be therein acknowledge to have been received and that such purchaser or purchasers his her or their executors administrators or their heirs executors administrators or any of them shall not afterwards be answerable for any misappropriation of such purchase money so received or any part thereof And my wish is that the monies which shall arise by or from such sale or sales aforesaid shall be deemed to be part of my personal estate and the clear yearly rents and profits of the said mefruages and heriditaments in the meantime until the same shall be sold or of such as shall be remaining unsold shall be deemed to be part of the annual income of my personal estate and that the same monies rents and profits shall be subject to the dispositions hereinafter made concerning my personal estate and the annual income thereof respectively And as touching my personal estate remaining after payment of all my debts funeral and testamentary expenses  I Give  the same unto the said Richard Wiggins his executors administrators Upon Trust and for the interests and purposes hereinafter mentioned hereinafter concerning the same (that is to say) Upon Trust that the said Richard Wiggins his executors or administrators  do and shall place out and invest the same in or upon any of the Parliamentary stocks or Funds of Great Britain on real securities at interest and to vary alter and transpose such stocks funds and securities when and so often as it shall seem expedient and do and shall from time to time pay or transfer all such principal monies stocks funds and securities unto all and every or such one or more of my four children namely the aforesaid three children and my son Rowland as and when they respectively or he shall attain their respective ages or his age of twenty one years in equal shares and proportions if more than one and if but one then the whole to such one it being my wish that if any such child or children shall depart this life under the age of twenty one years then the share or shares of him or them so dying shall go and accrue to the survivor or survivors or other or others of such children and be equally divided amongst them if more than one share and share alike and that the same shall become vested and payable or transferable at such ages as his and their original portion and portions are thereby directed to become vested payable or transferable as aforesaid and that in case of the death of any other of the said children before such accruing or surviving share or shares shall become vested as aforesaid then every such accruing or surviving part or share shall again be subject and liable to such right chance or condition or accruer to or amongst the survivors or survivors And Upon Trust that the said Richard Wiggins his executors or administrators do and shall pay and apply the dividends or interest of the expectant share or shares of the said children from time to time during their respective minorities for and during their maintenance respectively  AND my wish is that the said Richard Wiggins his executors and administrators or any of them shall not be charged or chargeable with any more of the said trust monies and promises than he or they respectively shall actually receive neither be answerable for any banker broker or other person with whom any of the said trust monies may be deposited for safe custody or otherwise not for any deficiency of any stocks funds or securities in or upon which the said trust monies may be invested in pursuance of this my Will or for any other misfortune or loss which may without his or their willful default happen in execution of the aforesaid trusts And that he and they shall and may reimburse himself or themselves out of the monies which shall come to his or their hands all charges and expenses which he or their may respectively sustain expend or be put unto in or about the execution of the trusts aforesaid And I appoint him the said Richard Wiggins executor of this my will
