Some observations about set backs (some of these comments come from a meeting of the Center for Creating the Future). Setbacks are required by the city to make the streets look nice from the driver's view point. But setbacks do little to help make a street more walkable. 1. If a street is too wide, people won't cross the road. People won't want to walk across a wide space without protection. REMEDY: Create an island of safety in the middle of the road (see Las Olas and its trees in the median) and create shade over the sidewalks. 2. Siena doesn't have a single tree in its town square. There are virtually no setbacks, yet people flock there. There are destinations along the square's perimeter. 3. Riverwalk is boring to walk along. Things don't change much and there's virtually no retail to look at when you walk along the river's edge. The public says that it wants a park along the river... but they also like things to do and see when they are walking. Why not provide retail space along the Riverwalk? 4. It is a loss that the Las Olas Grand and other highrise residences won a variance from providing ground-level retail space. It woudl have provided interesting things to look at while you walked along the river. REMEDY: At-grade (ground level) retail or art displays make walking more interesting. 5. It is sad that Florida Atlantic University and BCC both decided NOT to put retail on the ground level of their towers. 6. New construction needs to make space for retail and display windows. The pedestrian needs something interesting to look at. 7. Public officials (elected officials and planning professionals) have many opportunities to support development for the future. How can we stop designing urban areas with suburban specifications?
